I'm an investor-broker in Las Vegas who loves finding and negotiating great deals. I hold rental units in Chicago and do flips in Las Vegas myself. How Our Process Works

There are a few key differences in how we acquire and sell properties to investors:

Our Brokerage is Committed to Finding and Negotiating Strong Investment Deals

Our firm has dedicated acquisitions agents who negotiate diligently with sellers to acquire deals at great prices. We also have dedicated agents who work with investors to connect them with the properties they're looking for. We do a lot of the leg work in finding, analyzing and negotiating deals.

All Properties are Sold As Is

Buying properties at big discounts requires strong negotiations. One of the ways we're able to work deals down with sellers at anywhere between $100K to $200K off of retail value is by buying properties as is. I encourage all investors to be 120% sure about a property before placing a deposit and going under contract. If we go under contract, we intend to close. Do your due diligence, walk the property with a contractor, run your numbers and feel secure about a decision before going under contract.

 

All Properties Require a Non-Refundable Deposit

This deposit ranges anywhere from $5,000 to $10,000 dependent on the deal. Deposits are non-refundable because we want to ensure investors are serious about closing on a property once we have it under contract. We don't want to toy back and forth with our sellers. What does this mean for you? Do your thorough due diligence before going under contract!

 

Our Contracts are Non-Assignable

Our purchase agreements can only be signed by end investors and cannot be assigned to another buyer. Wholesalers are unable to assign our property contracts.

Why Are Addresses Kept Private within our Investor Network

A couple reasons: 1) To protect the privacy of our sellers. 2) Sometimes wholesalers will misrepresent our deals as theirs. 3) We want to make the best use of your time. If you're seriously investing, we'll chat quickly to see what you're looking for and how we can best help.

We Guarantee Clean Title

Operating with integrity is one of our biggest pillars. We ensure clean title on all properties or we will not go through with a purchase and your deposit will be returned.
